		<description><![CDATA[The new property was under renovations at the time and the landlord said in order to hold the property so no one else would be able to lease it to give them $850 dollars (that money would be applied to my lease when it was signed, for which I have a receipt). The landlord's representative specified a date the property would be for move in.  That time has come and past and the property is not ready as specified and no lease has been signed.  I have asked a return of the $850 and there has been a refusal of the landlord to do so.  Do I have a legal course of action to obtain my money and reimbursement of expenses and hardship this action is causing and that such a legal action would encumber?]]></description>

		<description><![CDATA[recently i started to bull doze a road through this property  at one point i encountered a wet spewage area that keep my road wet since i could not have this wet place in my drive i hired a backhoe to come and dig down and insert a pipe under the ground to try a channel the water away to the road ditch. when they dug down they encountered a 1 inch water pipe that was broke--- the pipe was cut and capped--i then contacted the water district and surrounding homes to see if this line went to any of them----no one claimed this water line--- 2--months later a plumbing man contacted me---to ask a question about the water line-----seems that a house that had been for sale for a year bordering my property needed its water turned on---when they did -- they had no water-- i contacted the owner and he agreed to trench in another line if i would let him. i said ok---now 3 weeks later i get a summons that i am being sued in small claims court for not fixing his water line- what can i do?]]></description>

		<description><![CDATA[I live in San Antonio, TX.  My daughter's car was damaged by a hit- and-run driver while parked alongside the curb in front of my house.  It was late at night, and we heard the crash, but by the time we looked outside, that vehicle had sped away. We are 100% certain it was our next door neighbor's 16-year-old son who was the driver. For small claims court, do I sue the 16-year-old driver who hit my daughter's parked car or his father who owns the truck that caused the damage? ]]></description>

		<description><![CDATA[I am a psychotherapist with a private practice.  I recently started  treating a minor who is presently in the custody of the Dept. of  Social Services (DSS).  The therapy was "court-ordered" and the  supervising case worker in charge was given my name by a colleague.  DSS hired me to work with the minor.  They informed me that I would be paid partly by the biological parents' insurance and the remainder by the parents.  However, DSS did sign a general contract I use in my practice, which does stipulate responsibility of payment.  The biological parents' lawyer advised the parents not  to agree to payment, as the therapy was court ordered and DSS was  the legal guardian. Two months  have passed and DSS is now telling me that they cannot pay me. What are my options and how do you recommend I proceed?]]></description>
